Site Development and Context

The site benefits from outline planning permission for residential development (ref: 132932) which is being delivered in two phases. Phase 1, known as Greetwell Fields, is currently under construction. This proposal (Phase 2) relates to the land directly to the south of Phase 1. The site also forms part of the a wider strategic growth location known as the North East Quadrant in the Central Lincolnshire Local Plan, which identifies the area as a key site for housing growth.

Phase 2 is roughly triangular in shape, measuring approximately 15 hectares, and is located in the District of West Lindsey to the east of the City of Lincoln. It currently comprises open land with overhead power lines running north to south alongside the eastern boundary.

The site occupies an elevated position, with views of Lincoln Cathedral visible to the west and the new Lincoln Eastern Bypass to the east. The residential development of Bunkers Hill, St Augustine Road, Hawthorne Road and Phase 1 of our Greetwell Fields development lie to the north.

Greetwell

Greetwell is home  to a number of local amenities including primary and secondary schools and a children’s nursery, greenspaces, including the Greetwell Hollow Nature Reserve, and public services such as a dental practice and pharmacies. The Carleton Centre, a district shopping centre with a number of retail and leisure outlets, is less than a 20 minute walk from the site.


The nearest employment areas are located to the west of the site at Wrightsway and Allenby Industrial Estates, which are occupied by a mix of industrial and commercial premises, and can be accessed on foot in 20 minutes from the site.
