Layout

The site is proposed to be accessed via the Phase 1 development to the north. Two feature squares are proposed along the main north to south road through the site. These will act as attractive meeting places at the heart of the development and will frame long distance views of Lincoln Cathedral to the west.

Substantial open space corridors run along the site’s eastern and western boundaries which will include footpaths and areas to relax, play and exercise. A children’s play area is proposed at the south of the development. The existing hedgerow at the south of the site is to be retained.

Provision is made within the layout to allow a bus service to loop through the north-western part of the development at a future date in accordance with the original outline masterplan for the site.

Housing Design & Mix

The development would provide approximately 340 dwellings comprising a mix of 2, 3, 4 and 5 bedroom homes. 10% of the dwellings will be affordable homes as agreed in the outline planning permission for the site.

The inclusion of grass verges, street trees, extensive landscaping and varied building materials will provide an attractive development which responds to the local context.

The site would be developed with both Persimmon and Charles Church house types.
