Sustainable Development Considerations

The National Planning Policy Framework states that the purpose of the planning system is to contribute to the achievement of sustainable development, and that sustainable development should encompass economic, social and environmental objectives. The proposed development will deliver the following benefits in accordance with these objectives.

Economic

  • 120 Direct FTE construction jobs supported per year of construction

  • 163 Indirect and Induced FTE jobs supported per year of construction

  • £704,000 first occupation expenditure spending (the ‘one off’ expenditure on furnishing and decorating a property to make a house ‘feel like home’)

  • £4 million total gross household expenditure per annum, a significant proportion of which is likely to be spent within the local area

  • £177,000 in Council Tax receipts to RMBC per annum

  • £710,000 in New Homes Bonus Payments to RMBC (over 4 years)

Social

  • The provision of 7900 sqm of public open space including a local play area, providing opportunities for play, exercise, meeting and relaxation to aid well-being.

  • Good accessibility to a range of key facilities and services within walking distance of the site, including 3 primary schools, a secondary school, a pharmacy, a supermarket, a surgery and a sports fitness centre.

Environmental

  • New homes will be energy efficient, with high-levels of insulation and energy efficient fixtures and appliances.

  • Electric vehicle charging points will be provided for each property where feasible. 

  • Ecological enhancements will include the planting of species-rich grassland, tree planting and the provision of new hedgerows.
